The Hub, Bloomington

The Hub is a ten-story mixed-use development in downtown Bloomington, Indiana. The building includes retail and parking on the lower levels with apartments above, with a rooftop pool and amenity deck that overlook the city. The project was built on a very tight urban site, which required careful coordination, long workdays, and close communication between all teams involved.
Patriot provided geotechnical services, materials testing, and special inspections for the project. During design, additional bedrock drilling was performed to confirm subsurface conditions. Results showed the structure could bear directly on suitable bedrock at a reasonable depth, which allowed the design team to avoid using deep foundations such as drilled shafts. This decision helped simplify construction and reduced both cost and schedule impacts.
Construction Execution & Project Completion
Throughout construction, Patriot provided field testing, quality control, and structural inspections for concrete, masonry, and post-tensioned decks. Several levels of the building were constructed using post-tensioned concrete, and our certified PTI inspectors were on site through each phase of the stressing work. They verified tendon layout, elongations, and concrete strength before stressing, ensuring every deck performed as designed.
Despite limited space and a demanding schedule, the project was completed safely and efficiently. The Hub stands today as one of the more complex and recognizable downtown Bloomington structures, with its rooftop pool serving as a signature feature and a reminder of what strong teamwork and solid engineering can achieve.
